How much does it cost to live in a Bria Communities independent senior living residence in BC?
We are proud to be one of the few private independent living retirement communities in Metro Vancouver that transparently shares our rates online. We believe seniors and their families should have all the information up front to make an informed choice. What is included in the Bria Communities monthly residency fee, and what costs extra?
Your all-inclusive monthly rental fee covers your housing and the essential daily details of life. This includes:
- Menus prepared and overseen by our Executive Chef that include Continental breakfast each day, plus lunch and dinner in our main dining rooms. (BriaCuisine)
- Weekly housekeeping and light linen laundry service (sheets & towels)
- All utility costs (excluding personal phone and internet)
- Comprehensive personal, in-suite and building safety features
- Access to all building amenities and our vibrant lifestyle and wellness programming (BriaLife)
- Access to our private courtesy shuttle as well as regular bus trips.
Optional extra costs include secure underground parking, private in-suite telephone, wireless internet access and personal laundry services.
Can I bring my dog or cat to a Bria retirement community?
We love animals! Small dogs and cats are very welcome. To ensure a good fit for shared community life, our General Manager will simply want to meet your pet prior to move-in.
Do I need to sign a long-term lease to live in Bria Communities?
No long-term lease is required. We offer flexible, month-to-month tenancy agreements. If your circumstances change, the contract can be discontinued at any time with just one full calendar month’s written notice.
Will I need to purchase tenant insurance?
Yes. For your peace of mind and protection, all residents are required to hold a valid tenant insurance policy to cover personal belongings and liability. To make this easy, Bria Communities has a partnership with Apollo Insurance, which offers straightforward, affordable coverage tailored for seniors.
What does Independent Living mean at Bria Communities?
Independent Living means you enjoy a private, rental apartment with complete independence to come and go as you please, while we manage the time-consuming tasks like cooking, housekeeping, and maintenance.
In British Columbia, Independent Living communities are private housing choices with hospitality services. They do not have government health authority oversight because we do not provide medical or personal care. However, Bria Communities voluntarily maintains a high internal standard of quality and works with the BC Senior Care Providers.
Are Bria Communities considered Assisted Living?
No, we are not a registered Assisted Living provider and do not receive funding or oversight from regional health authorities like Fraser Health or Vancouver Coastal Health.
While our all-inclusive hospitality model (meals, housekeeping, and emergency response) assists seniors in remaining independent as they age, our on-site staff do not provide personal hygiene support, medication administration, or medical care. Residents who need personal or medical support are welcome to independently arrange private or publicly funded home care agencies to visit their private suite.
Do you offer residential care, memory care, or long-term care in Langley or Tsawwassen?
Yes. For seniors requiring 24-hour professional nursing, complex clinical support, or specialized memory care, we operate dedicated, licensed BriaCare Long-Term Care Centres directly within two of our properties:
- Magnolia Gardens in Langley, BC
- The Waterford in Tsawwassen (South Delta) BC
These care centers feature 24/7 staffing by Licensed Practical Nurses (LPNs) and Care Aides to provide comprehensive, high-quality clinical support.
Do you have a waitlist, and is there a fee to join it?
There is never a fee to be added to any Bria Communities waitlist.
Independent Living: Waitlists fluctuate depending on the specific community and preferred layout (e.g., one-bedroom vs. two-bedroom suites). It’s possible there will be a suite available for immediate occupancy. But if you’re planning for the future, putting yourself on a waitlist ensures we call you when you desired suite comes available.

Do seniors require an initial assessment before moving in?
During your visit the Residency Coordinator will ask some assessment questions to ensure Independent Living is the best living solution for you. These questions relate to mobility, independence, and the need for third-party care providers.
Our BriaCare Centres have an extensive assessment process that the Director of Care handles. We want to ensure we can serve your loved one and provide the highest quality of life. Do seniors require a health or medical assessment before moving into Bria?
- For Independent Living: During your initial tour, our Residency Coordinator will walk through a few simple, conversational wellness questions. This is not a medical exam—we just want to ensure that an independent lifestyle is currently the safest and most supportive fit for your mobility and daily needs.
- For BriaCare™ Long-Term Care: Yes, a comprehensive clinical assessment is managed by our Director of Care to ensure we can meet your loved one’s specific medical and emotional care needs.

Can my parent ‘age in place’ at Bria if their physical needs change?
Each Bria Communities residence offer independent senior living, and give residents priority access to the long-term Care Centres at Magnolia Gardens and The Waterford. Current residents are encouraged to put their names on our Care Centre waitlist, so when their needs change they can quickly make the move to our Care Centres.
Many residents experiences changes to their health as they live with us and are welcome to bring in a private or Fraser Health employee to assist with personal and medical care.
What type of food is served, and can you accommodate special diets?
Each of our locations has a Red Seal certified Executive Chef overseeing development of menus and the preparation of food. We are proud of our commitment to make a minimum of 80% of our food in-house. And we look for opportunities to serve fresh and local food any chance we get.
We are able to accommodate a variety of dietary requirements including gluten-free, vegan, diabetic and vegetarian. Our Chefs are available for consultation during your move in-process, and while you’re a resident with us.
Is there a trial stay option available at your Langley or Tsawwassen locations?
Three of our residences offer trial stay opportunities. Seniors who want to ‘try it before they buy it’ are welcome to book in to our guest suite at Magnolia Gardens, Sunridge Gardens and The Waterford.
